If any such utility is not separately metered to Tenant, Tenant shall pay Tenants Pro Rata Share of all charges of such utility jointly metered with other premises as part of Tenants Pro Rata Share of Operating Expenses or, in the alternative, Landlord may, at its option, monitor the usage of such utilities by Tenant and charge Tenant with the cost of purchasing, installing and monitoring such metering equipment, which cost shall be paid by Tenant as Additional Rent
